Job Title: Project Manager – Residential Construction

Location: Dublin 15
Salary: Competitive + Full Package (DOE)

Overview

We are seeking an experienced Project Manager to lead the delivery of a large-scale residential development in Dublin 15. The project consists of 376 apartment units across multiple blocks (4–6 storeys), along with a standalone creche facility.

This is a major €96m design & build residential scheme, requiring strong leadership across programme, commercial coordination, technical delivery, and stakeholder management from start to finish.

Key Responsibilities

• Take full responsibility for the successful delivery of the project from pre-construction through to handover
• Lead and coordinate the full project team including site management, engineers, subcontractors, and design consultants
• Drive programme performance and ensure key milestones are achieved
• Manage client, design team, and stakeholder relationships
• Oversee all commercial, technical, and contractual aspects of delivery (in coordination with QS team)
• Ensure strict control of health & safety standards across site operations
• Lead progress meetings, reporting, and project tracking
• Manage risk, resolve site/technical issues, and ensure buildability across all stages
• Ensure quality delivery across structural, façade, and internal packages

Requirements

• Proven experience as a Project Manager (or Senior Site Manager ready to step up) on large residential projects
• Strong background in apartment / multi-unit residential developments
• Experience managing full project lifecycle from groundworks to handover
• Strong technical understanding of structural, façade, and MEP coordination
• Excellent leadership and communication skills
• Ability to manage programme, cost, quality, and risk simultaneously
• Degree or trade background in construction desirable
