Contracts Manager – Residential Apartment Development (Dublin 18)

We are currently recruiting an experienced Contracts Manager for a major residential apartment development in Dublin 18, with a strong pipeline of additional residential projects across Dublin and Wicklow.

This role is primarily based on a landmark scheme located on Ballyogan Road, Dublin 18, Ireland, delivering high-quality, energy-efficient apartment blocks within a fast-paced and growing residential area.

Project Overview

The project consists of:

• 3 residential apartment blocks
• 5-storey modern apartment buildings
• High-spec, energy-efficient units with strong sustainability focus
• Multi-phase residential development with long-term delivery programme

The wider Ballyogan area includes established developments such as Ballyogan Square and Ballyogan Court, previously delivered as part of a major housing initiative for Dún Laoghaire–Rathdown County Council.

Key Responsibilities

• Oversee contract administration ensuring full compliance with Irish construction regulations and industry standards
• Develop, monitor, and manage project programmes, budgets, and delivery strategies
• Coordinate with clients, design teams, local authorities, and subcontractors to ensure project alignment and delivery objectives are met
• Lead and support project teams across site(s), providing clear direction and resolving operational issues
• Implement and maintain robust quality assurance procedures to ensure high standards of delivery
• Monitor project risks and proactively implement mitigation strategies
• Ensure consistent commercial awareness across all phases of project delivery
• Drive performance across multiple sites while maintaining programme, cost, and quality control

Requirements

• Minimum 5+ years’ experience as a Contracts Manager (or senior Project Manager stepping up) in residential or commercial construction in Ireland
• Proven experience delivering multi-unit residential developments
• Strong understanding of Irish construction contracts, regulations, and delivery frameworks
• Excellent leadership and stakeholder management skills
• Strong commercial awareness with the ability to manage risk, programme, and cost simultaneously
• Experience managing multiple teams and live project environments
