Site Manager – Residential Apartment Development (Dublin 18)

We are currently recruiting an experienced Site Manager for a major residential apartment scheme in Dublin 18, with additional regional projects across Dublin/Wicklow and the South East (Waterford region).

This role is primarily based on a high-profile, energy-efficient residential development on Ballyogan Road, Dublin 18, Ireland, delivering a modern, sustainable housing scheme built to exceptional environmental standards.

Project Overview

The successful candidate will take full responsibility for a landmark apartment development consisting of:

• 3 new apartment blocks
• 5-storey residential buildings
• High-spec, energy-efficient residential units (Passivhaus standard)
• Strong focus on quality, sustainability, and delivery to programme

The wider Ballyogan scheme includes developments such as Ballyogan Square and Ballyogan Court, originally delivered in phases for Dún Laoghaire–Rathdown County Council, providing A1-rated social and affordable housing.

Key Responsibilities

• Full ownership of all on-site activities, ensuring programme, quality, and safety targets are met
• Day-to-day management of subcontractors, materials, logistics, and site coordination
• Act as primary on-site point of contact for all stakeholders and site operations
• Conduct progress reviews and report accurately to Contracts / Project Manager
• Lead site safety compliance, including toolbox talks and EHS enforcement
• Work closely with Site Engineer to ensure quality control, defect resolution, and build accuracy
• Maintain complete and up-to-date site records using Procore
• Drive delivery of high-quality finishes in line with modern residential standards

Requirements

• Minimum 5+ years’ experience as a Site Manager on residential or commercial construction projects in Ireland
• Proven track record delivering apartment or housing developments
• Strong knowledge of Irish building regulations, EHS standards, and programme management
• Experience managing multiple subcontractors on live, fast-moving sites
• Competency with digital site systems (Procore or similar)
• Strong leadership, communication, and problem-solving ability
