Project Manager – Residential Apartment Development (Dublin 18)

We are currently recruiting an experienced Project Manager for a major residential apartment development in Dublin 18, with additional projects across the Dublin and Wicklow region.

This role is primarily based on a landmark residential scheme located on Ballyogan Road, Dublin 18, Ireland, delivering high-quality, energy-efficient apartment blocks within a fast-growing and highly connected residential area.

Project Overview

This is a large-scale residential development consisting of:

• 3 apartment blocks
• 5-storey residential buildings
• Modern, energy-efficient housing units built to high specification
• Strong focus on programme delivery, quality control, and sustainability
• High-profile Dublin 18 residential scheme with long-term development pipeline

The wider area includes established phases such as Ballyogan Square and Ballyogan Court, originally delivered as part of a major social and affordable housing initiative for Dún Laoghaire–Rathdown County Council.

Key Responsibilities

• Manage full project delivery from pre-construction through to completion
• Oversee all on-site operations, ensuring programme, budget, and quality targets are met
• Liaise with clients, consultants, and design teams to ensure clear communication and progress updates
• Monitor project performance and ensure compliance with contractual obligations
• Oversee procurement and materials planning to ensure timely and compliant delivery
• Direct and support the Site Manager and Site Engineer to ensure smooth site coordination
• Identify and resolve construction and technical issues proactively
• Ensure strict compliance with health, safety, and environmental standards under Irish regulations
• Maintain accurate reporting, documentation, and project tracking throughout

Requirements

• Minimum 5+ years’ experience as a Project Manager in residential or commercial construction in Ireland
• Proven experience delivering multi-unit residential apartment developments
• Strong technical understanding of construction sequencing, programme management, and delivery
• Experience managing site teams including Site Managers and Engineers
• Strong leadership, communication, and stakeholder management skills
• Ability to manage multiple priorities in a fast-paced delivery environment
